Reading the data

An annual view of reported mortgage activity

HMDA records describe mortgage applications and loans reported by covered institutions. The bars distinguish originations from applications that were denied, withdrawn, approved but not accepted, or closed for incompleteness. Purchased loans and preapproval outcomes are shown separately.

These are record counts, not a count of unique borrowers. Loan amounts associated with denied or withdrawn applications are requested amounts, not money lent. A percentage depends on which outcomes enter its denominator; including purchased loans or excluding withdrawals changes the question being answered.

HMDA is reported annually, so a recently retrieved dataset can still describe the prior year. Public datasets can be updated after initial publication. The national totals summarize reported activity and do not, on their own, explain an individual lending decision or establish a fair-lending violation.
